Your agent is able to guide you in the process of submitting a contract that will not offend the seller.  Remember, it's not just about the price.  Financial information, closing date and contingencies are all considered. You may think that this is a buyers market, but, sellers in some areas are receiving multiple offers.  Make yours the best!
